UMU Rezoning

An Urban Mixed-Use (UMU) Rezoning request for GreenCity was submitted to Henrico County on June 17, 2021. On September 9, 2021 the Planning Commission gave a thumbs up to support the rezoning and permit request. Then, October 12, 2021 the Board of Supervisors approved the application. Henrico uses the Urban Mixed-Use (UMU) zoning classification to promote master-planned developments, like this one, to promote a blend of residential, commercial, office and uses with open spaces.

A well-designed, mixed-use development typically reduces automobile trips, incorporates and preserves unique environmental features, promotes the efficient use of land, provides access to amenities at a local level, creates regional draws for commerce and provides the ability to create unique communities in the county.

The UMU zoning classification must be earned on designated developments within the County. The rezoning process requires the submission of a Master Plan, opportunities for community engagement and public hearings, and the vote of Henrico’s Board of Supervisors once all requirements are met.
